I've been in contact with the property owners for some time regarding the sale of a highly valuable parcel containing an aging building in the Etiler district of Beşiktaş.
Because a portion of the parcel falls within the Bosphorus Frontage, its entire zoning plan is governed by the Bosphorus Frontage Law.
Urban transformation is impossible for a parcel within the Bosphorus Frontage Law.
Once a building is demolished, it remains in place, and no construction can be carried out.
According to the relevant law, only renovations or reinforcements can be made to the building.
All of these can be done under the supervision and with the permission of the Bosphorus Zoning Directorate.
