Is Urban Transformation Attractive for Owners?
In my interviews with old building property owners in the Beşiktaş region, one of the possibilities in their minds when determining the decision to sell is the assumption that if I do not sell my real estate (office, flat, shop), the building will be profitable due to the new real estate it will have when it enters urban transformation.

In my interviews with old building property owners in the Beşiktaş region, one of the possibilities in their minds when determining the decision to sell is the assumption that if I do not sell my real estate (office, flat, shop), the building will be profitable due to the new real estate it will have when it enters urban transformation.
The basic criteria for the owner of a building in the urban transformation process to be profitable at the end of the process are the land share in the title deed and whether there will be a comparable increase.
If the land share of the relevant real estate in the whole building is at an attractive level, it may possibly benefit from urban transformation.
Likewise, if the building has a similar increase in urban transformation, the owner can gain the same gain.
On the other side of the coin, if the land share is not attractive and there is no comparable increase, either the independent section will shrink noticeably in urban transformation or the construction company will demand an extra price for the same m².
However, will it be worth waiting for the increase in value that will occur as a result of the renovation of the real estate, considering the payments made and the possible risks of the construction process? It is an issue that needs to be emphasized.
On the other side of the issue, there may be shrinkages in the building according to the new zoning plan. This may mean the shrinkage of the floor area on which the building will sit, in other words, the shrinkage of the independent sections.
Likewise, it is extremely important to clarify this issue from the beginning whether there is a precedent decline.
As a result, entering a building into urban transformation does not always guarantee that it will be profitable.
It is extremely important to have a good grasp of the technical conditions of the building and the real estate valuation projection of the region.
